NCR’S EASTERN WALTZ

Noida is Poised for a Mega Expansion to its East with 5 New Cities & Townships Planned Around the New Airport Over the Next 15 years. The Total Size of this New Urban Development is 56,000 Hectares, which is 3 Times Noida’s Size.

The region’s transformation is already evident in property rates, which have doubled in three years. This urban development is primarily along Yamuna Expressway, where the airport is located, and will virtually make the area between Noida, Bulandshahr, Mathura and Agra a continuum, opening up many new areas for business.

The five townships are –
1. Dadri – Noida – Ghaziabad Investment Region (DNGIR) or New Noida
2. Heritage City – Raya Urban Center
3. New Agra
4. Tappal – Bajna Multimodal Logistics Hub
5. IITGN – Integrated Industrial Township Greater Noida

UP GOVERNMENT’S BLUEPRINT

New Noida and IITGN, located near the dedicated freight corridor, have been planned as industrial hubs, while Heritage City expects to capitalize on religious tourism and Braj culture. New Agra aims at adding a tourism and hospitality district to the city of the Taj. Tappal Bajna has also been planned as an industrial township.

GOING BEYOND NOIDA – KEY DETAILS OF THE PLANNED 5 TOWNSHIPS

Identified as one as one of seven major investment regions in the first phase of Delhi Mumbai Industrial Corridor, the Master Plan for New Noida promises a “globally competitive” industrial hub focused on IT, Electronics, Automotive, Renewable Energy and Defense sectors. The plan talks about creating 1.2 million jobs by 2040, along with new businesses, sunrise industries and technological advancements. For the new city, areas of 80 villages across Gautam Budh Nagar and Bulandshahr districts have been notified.

Located on the pilgrim circuit of Braj region, Raya Urban Center – of which Heritage City is a part – focuses on religious and cultural tourism in Mathura. Heritage City will be developed by Yamuna Expressway Development Authority across 750 hectares. Taking inspirations from stories of Lord Krishna, the project will feature – a theme-based center on 350 acres, a wellness zone offering yoga, naturopathy and ayurveda facilities. Both luxury and budget hotels, parks, green spaces and a convention center and a Yamuna waterfront.

Strategically located in Aligarh, the Tappal Bajna Logistics Park and Urban Centre – spread across 11,104 hectares – is the closest of the five planned urban development projects to the upcoming Noida airport. Designed to meet the rising cargo demands of the NCR, Western UP, and neighboring Haryana districts, the park spans 364 acres and will be built in three phases. The park will offer specialized infrastructure for diverse cargo categories, including cement, steel, food grains and automobiles.
